Questions Investors Ask Before Buying Leads, Answered Straight.

Leads Up AI sells inbound motivated seller leads to real estate investors and wholesalers three ways: exclusive real time bidding with bids starting at $175 per lead for a county, a Marketplace where prices fall from $150 to as low as $1, and the shared Leads Up Club at $249.99 a month. Below are the 98 questions investors ask us most on sales calls and in search, answered the way we answer them on the phone.

7 questions

The basics

Who we are, what we sell and who it is for.

What is Leads Up AI?
Leads Up AI is a lead company for real estate investors and wholesalers. We run our own ads and seller websites, homeowners ask us for a cash offer on their property, and we deliver that homeowner to an investor. You can buy those sellers three ways: Pay-Per-Lead real time bidding, the Marketplace reverse auction, or the Leads Up Club membership. We are Leads Up AI LLC, based in Edina, Minnesota, and we have served 400+ clients and delivered 55,000+ leads.
What are motivated seller leads?
A motivated seller lead is a homeowner with a real reason to sell soon: an inherited house, money trouble, a rental they are tired of, major repairs, a divorce or a move. Most companies hand you a list of names that might fit that description. Our version is different. Every lead is a homeowner who filled out a form asking for a cash offer, answered questions about their timeline, condition and reason, and is expecting a call. See motivated seller leads by market.
Who are your leads for?
Real estate investors and wholesalers who buy houses: wholesalers, flippers, buy and hold investors, and agents who buy for their own portfolio. Pay-Per-Lead fits investors already doing 2 or more deals a month with someone who can call a new lead within minutes. The Marketplace fits tighter budgets. The Leads Up Club fits newer investors who need reps on the phone. Our right fit page walks through it honestly.
Who is Leads Up AI not a fit for?
We would rather turn you away than sell you leads you cannot work. We are not a fit if you want buyer leads, cash buyer lists, mortgage or borrower leads, listing leads for a realtor, or someone to run your acquisitions for you. Exclusive Pay-Per-Lead is also the wrong start if you cannot call a lead the same day, are still learning to talk to sellers, or need a guaranteed number of deals in month one. Start in the Club instead.
Do you sell buyer leads, mortgage leads or cash buyer lists?
No. We only produce motivated seller leads for real estate investors and wholesalers. We stopped serving mortgage in 2026 so all of our ad spend goes into one thing: homeowners asking for a cash offer. We also do not run disposition or hand out buyers lists, so plan your exit before you buy. Bring dispo questions to the weekly coaching call our clients get with Coach Char, covered on our about page.
Who runs Leads Up AI?
Dax Wallat is the founder and CEO. He has helped investors and wholesalers close over $53M in real estate transactions and breaks down the numbers behind every lead source on YouTube and TikTok. Coach Char Hiaring has wholesaled over $2 million a year for the past two years and runs weekly coaching calls with our clients. We also own cash buyer companies that run on these exact leads, so we use the product we sell. Meet the team on the about page.
Are the leads generated by AI?
No. Every lead is a real homeowner who filled out a form on one of our sites asking for a cash offer. The AI in our name is about what happens around the lead: our ad algorithms learn from which leads turn into contracts and closings, and our FuzeAI CRM can answer, text and follow up with leads automatically. The seller on the other end of the phone is a person who raised their hand.
9 questions

Where the leads come from

How a seller becomes a lead, and what you get when one lands.

Where do your leads come from?
They are 100% inbound. We build and pay for our own campaigns on Facebook, Google, YouTube and TikTok, plus branded seller websites that rank through SEO. A homeowner sees the ad or finds the site, fills out a multi step form asking to sell, and becomes a lead. There is no cold calling, no skip traced list and no scraped data. We carry the ad risk so you never spend a testing budget to find out what works.
What information comes with each lead?
Every lead includes the seller’s name, phone and email, the property address, the property type, its condition, the seller’s timeline, their reason for selling and whether the property is already listed. That is enough to make a real first call: you know why they want out and how soon before you dial. The form does not ask for an asking price, equity or mortgage balance. You learn those on the call. See what you are actually buying.
Why don’t you collect the seller’s asking price?
Because asking a motivated seller for a number up front scares a lot of them off the form. We would rather hand you a real conversation than a short form with a fantasy price on it. Get the story, the pain and the timeline first, then talk numbers. First asking prices are often high, and a good call moves them. Our $1M Profit Sales Script shows exactly how Coach Char runs that call.
Are the leads verified or qualified?
The seller completes a multi step form about timeline, condition, listing status, reason for selling and property type before they ever give contact details, and they confirm they own the property. We also document consent at the point of submission with third party tools like TrustedForm. Leads are not phone screened by a person, so you will still talk to some sellers who are not ready. That is normal sales, and it is why we judge sources by cost per contract, not cost per lead.
Do you filter out listed homes and just curious sellers?
Our standard off-market lead types are built to screen out properties listed with an agent, along with long timelines and people who are only curious. A few still slip through when a seller answers a question wrong. If an off-market lead turns out to be actively listed for sale on the MLS with a listing agreement when it is delivered, it qualifies for a return under our Refund and Lead Replacement Policy.
Does the seller know an investor is going to call?
Yes. Right after the lead is assigned, the seller gets an automatic text letting them know a local investor will be reaching out about their request. That warms them up, and plenty of sellers reply to that text before you even call. When you dial, introduce yourself as the local investor following up on the request they just made about their property.
A seller says they never filled out a form. What happened?
It happens. People fill out forms on their phone and forget, or fill out several in one night. We document every submission with consent verification tools such as TrustedForm, so there is a record of the request. If you believe the lead is fake or the person is not the owner, submit it through the return form in your dashboard within 7 days with your documentation, and our team will verify it against public records.
What property types can I get?
Mostly single family homes, because that is what most motivated sellers own. You can filter by property type when you set up your bids. Multifamily, mobile homes, land and commercial properties come through less often, so do not build a plan around their volume. If you receive a property type that does not match the bid it was delivered to, that lead is eligible for a return.
Do you sell probate, foreclosure or inherited property leads?
Our ads speak to the situations that create motivated sellers, including inherited houses, probate, financial hardship and foreclosure, and every lead tells you the seller’s stated reason for selling. You cannot buy a lead type filtered by reason, though. You buy by location and property type, and the reason comes attached. For the playbooks, read our guides on probate leads and foreclosure leads.
6 questions

Exclusivity and competition

Who else gets the seller, and who you are bidding against.

Are your leads exclusive?
It depends on how you buy, and we will always tell you which. A Pay-Per-Lead lead goes to the highest bidder in that location and is sold once. A Marketplace lead becomes exclusively yours the moment you buy it and comes off the board. Leads Up Club leads are shared, which means more than one member can claim the same seller. That is why the Club is one flat monthly price.
How do I know you are not selling the same lead to other investors?
A bid lead is delivered to a single buyer and is never resold, recycled or redistributed by us. That is written into our Lead Purchase Agreement, not just our marketing. The honest caveat: we cannot stop a seller from also filling out another company’s form, so you may occasionally meet a seller who is talking to other investors. The best proof is to work a real sample of leads and judge the results.
What is the difference between exclusive and shared leads?
An exclusive lead is sold to one buyer, so you are the only investor calling that seller from that request. A shared lead is sold to several buyers, so speed decides who gets the conversation and the price gets bid up on the phone. Exclusive costs more per lead and usually less per deal. Shared is cheaper and works for practice. We sell both and label each clearly. More in shared vs exclusive leads.
Will I be competing with other investors in my county?
Only if another investor bids the same county. When that happens the higher bid gets the lead, and ties rotate between the tied bidders. If nobody else is bidding there, you are not in a bidding war at all. We also cap how many investors bid in each location, on purpose, so the auction stays worth winning. Tell us where you buy on the market check and we will tell you what is open.
I got one of your leads that I already had from another provider. Why?
Some sellers fill out forms with more than one company in the same week, and we cannot control that. What we do control: if a seller submits on our sites twice, you get them once, and a duplicate of a lead you already received from us within the past 365 days is eligible for a return. Duplicates against leads from other providers are not covered, because we have no way to verify them.
What does it mean that you cap each market?
We limit how many investors bid in a given location. That is the only way an exclusive lead stays worth what you paid for it, and it keeps the auction from turning into a race to the top. It also means the honest answer is sometimes that your market is full and we cannot sell you anything there today. We would rather say that than sell you a market we have already saturated.

Choosing a model

Pay-Per-Lead, Marketplace or Leads Up Club: how to pick.

What is the difference between Pay-Per-Lead, the Marketplace and the Leads Up Club?
Pay-Per-Lead is real time bidding: fresh, exclusive leads delivered instantly, with bids starting at $175 per lead for a county and $125 statewide. The Marketplace is a reverse auction for leads not won in real time: the price falls for up to 48 hours, $1 to $150, exclusive once bought. The Leads Up Club is a $249.99 a month membership with unlimited claims on shared leads. Same kind of inbound seller, three ways to buy.
Which model should I start with?
Match it to how you operate today. Closing 2 or more deals a month with someone who can call within minutes? Start with Pay-Per-Lead. Want exclusive leads but have a tighter budget and strong follow up? Use the Marketplace. Newer, still learning to talk to sellers, or more time than money? Start in the Leads Up Club and move up once you are closing consistently. The right fit guide lays out who should pick which.
Can I use more than one model at the same time?
Yes, and plenty of investors do. A common setup is bidding on fresh leads in your best markets and using the Marketplace to fill in around them, or to test a new market before committing a budget. Everything runs from one account at leads.leadsupai.com, so you can change how you buy without changing who you buy from.
How does a lead move between the three models?
A new lead goes to bidders first. County bidders get first priority, then statewide bidders, then nationwide buyers in a round robin. If nobody wins it in real time, it moves to the Marketplace, where the price drops for up to 48 hours until someone buys it. Leads that are not bought exclusively can end up in the shared Leads Up Club pool. That order is exactly why each model costs what it does: you are paying for freshness and exclusivity.
9 questions

Pay-Per-Lead bidding

How the real time auction works and how you control it.

How does Pay-Per-Lead bidding work?
You pick the territories you buy in, choose a property type, set your bid and set a daily cap. When a homeowner in one of those territories asks for a cash offer, the highest bidder wins that lead instantly and it lands on your phone, inbox or CRM within seconds. It is sold once and it is yours alone. You are never charged for a lead outside your territories. Full breakdown on the Pay-Per-Lead page.
How much does a Pay-Per-Lead lead cost?
Bids start at $175 per lead for a county and $125 per lead statewide. If another investor bids the same territory, the higher bid wins, so you can bid above the starting price to get priority. Nationwide is different: a flat $45 per lead, shared out between nationwide buyers in a round robin. Every lead is exclusive to the one buyer who gets it. Run your own numbers in the ROI calculator.
Won’t bidding drive my price way up?
Not unless someone else wants the exact same county. The auction only matters when two investors bid the same territory. Then the higher bid wins, ties rotate, and you decide whether that market is worth more. If a market gets expensive, lower your bid. If it prints deals, raise it and win more of them. Capping how many investors bid in each location is how we keep it from becoming a bidding war.
What is the difference between county, statewide and nationwide bids?
A lead goes to county bidders first, then statewide bidders, then nationwide buyers. County bids start at $175 per lead and give you first dibs on every lead in that county. Statewide bids start at $125 per lead and pick up leads county bidders did not take. Nationwide is a flat $45 per lead, rotated between nationwide buyers in a round robin, and can include more rural properties. Many investors bid their core counties and add statewide to fill in volume.
Can I target by ZIP code, city, equity or price?
No. Territories are set at the county, state or nationwide level, and you can filter by property type. Narrower targeting would make the ad cost behind each lead explode. There are no filters for equity, price, after repair value or year built either. Every lead does tell you the reason for selling, timeline, condition and listed status, so you can sort fast, and equity is something you find out on the first call.
How do I control how much I spend?
From your dashboard you set a daily lead cap on each bid, daily and monthly budgets, and whether auto replenishment is on or off. You can pause any bid at any time and your balance waits for you. Set a daily cap before you go live. Without one, a busy county can deliver more leads in a day than you planned to work, and settings you change in the dashboard are the ones that count.
Can I pause my bids?
Yes, any time. Pause a bid and nothing new is delivered on it, and your balance stays in your account for when you turn it back on. To step away for a while, pause your bids and switch off auto replenishment. You can also change counties, property types and caps whenever you want. There is no contract to cancel and no retainer.
Can I get leads only during business hours?
There is no time of day schedule, because sellers fill out forms whenever they want, including nights and weekends. If you cannot work leads at certain times, pause your bids. Otherwise, send a quick text the moment a lead arrives at night and call at a reasonable hour the next morning. Many sellers reply to a text first anyway.
How fast will I get my first lead?
It depends on your territories, your bid and how many sellers are submitting there that week. Some investors get a lead the same day their bids go live. A single small county can take a week or more. More counties means steadier flow, which is why we suggest starting with three to five counties instead of one. We will never promise a date or a lead count, and our agreement says so plainly.

Marketplace

Exclusive leads at a falling price.

What is the Leads Up AI Marketplace?
It is a reverse auction for leads that were not won in real time. Each lead lands on a live board, and the price falls the longer it sits, for up to 48 hours. Buy it at whatever price is showing and it is removed from the board and becomes exclusively yours. You give up freshness, and you keep exclusivity. Browse the live board or read how it works on the Marketplace page.
How cheap do Marketplace leads get?
Every lead has its own floor. Most bottom out around $5, and MLS listed leads go as low as $1. The freshest off-market leads hold a higher floor. Across the whole board, prices run from $1 up to $150. A lead that opens near the top keeps stepping down until somebody buys it or it leaves the board at 48 hours.
I saw $5 leads advertised but Pay-Per-Lead costs more. Is that a bait and switch?
No, they are different products. The low prices are Marketplace leads that nobody won in the real time auction, so they have been sitting for hours or days and the price has dropped. Pay-Per-Lead leads reach you the second the seller submits, before anyone else sees them. Both are real inbound sellers. You are choosing between freshness and price, and you can start with either.
Do I need a subscription to use the Marketplace?
No. There is no retainer and no monthly fee for the Marketplace. Create a free account, filter the board to your markets and buy only what makes sense. You just need funds for the leads you choose. Start at leads.leadsupai.com/marketplace.
What can I see before I buy a Marketplace lead?
The board shows each lead’s location, lead type, how long it has left, its floor price and the current price as it falls. The seller’s name, phone, email and full address unlock after you buy. Once purchased, you get the same detail as any other lead: contact information, property type, condition, timeline, reason for selling and listing status.
Has someone already called a Marketplace lead?
Possibly. These are leads that were not bought in real time, so they are anywhere from a few hours to 48 hours old. Many have never been contacted. The seller may also have spoken to other buyers they found on their own. Investors who are strong at follow up do very well here, because most people never call twice. Use our 7 day lead sequence.
Why is the Marketplace empty in my area?
That is usually a good sign for that market. The Marketplace only shows leads that bidders did not take, so an empty board often means investors are buying everything there in real time. If you want leads in that area, place a bid so you get them first. If you want to know whether the market is open to new bidders, run a market check.
What does Final Sale mean on a Marketplace lead?
A lead marked Final Sale is sold as is. Under our Refund and Lead Replacement Policy, Final Sale leads are non-refundable, non-replaceable and non-creditable, whatever the outcome. If you are not sure whether a lead is Final Sale, ask before you buy, because once purchased the designation is binding. Buy them when the price makes sense even with no safety net.
What is an MLS listed lead?
It is a Marketplace lead type for motivated owners whose property is already listed on the MLS. These are the cheapest leads on the board, going as low as $1. Because you know it is listed when you buy it, the MLS listing return reason does not apply to this lead type.
6 questions

Leads Up Club

The shared lead membership for investors building their skills.

What is the Leads Up Club?
It is a membership that gives you unlimited claims on a shared pool of inbound motivated seller leads for $249.99 a month, with no per-lead fees. Every lead comes with full contact and property details, from homeowners who raised their hand through our Facebook, Google, YouTube, TikTok and SEO campaigns. It renews monthly and you can cancel anytime. The offer is for new customers only. Details on the Leads Up Club page.
Are Leads Up Club leads exclusive?
No. Club leads are shared, which means more than one member can claim the same seller. That is what keeps the price flat and low. You are buying volume and practice, not exclusivity. Members who win in the Club call first, call fast and follow up hardest. If you need the seller to yourself, use Pay-Per-Lead or the Marketplace.
Who is the Leads Up Club for?
Newer investors and wholesalers who need reps. If you have not had a hundred seller conversations yet, this is the cheapest way to get them, and it is warm calling, not cold calling. It also suits investors building a cold calling or follow up team who need volume to test scripts against. If you are already closing several deals a month, bidding is the better fit.
Do Leads Up Club leads qualify for returns or the closed deal payback?
No to both. Under our Refund and Lead Replacement Policy, Leads Up Club leads are non-refundable, non-replaceable and non-creditable, the same as Final Sale leads. The closed deal payback applies to Pay-Per-Lead and Marketplace leads only. That trade is built into the flat monthly price.
How many Club leads are in my area?
It changes daily as new leads enter the pool, and it varies a lot by state, so we cannot promise a number for your area. The membership is unlimited claims, so there is no cap on how many you work. If you need steady volume in one specific county, Pay-Per-Lead bidding is the way to make sure leads in that county come to you first.
Can I cancel or upgrade my Club membership?
Yes to both. The Club is month to month with no contract, it renews at $249.99 a month, and you can cancel whenever you want. Most members start in the Club, get comfortable on the phone, then move to Pay-Per-Lead once they are closing consistently. Your first signed contract is the right moment to switch to exclusive leads in your county.
8 questions

Pricing, payments and your account

Fees, funds, contracts and the platform.

How much do real estate seller leads cost?
With us, Pay-Per-Lead bids start at $175 per lead for a county and $125 statewide, nationwide leads are a flat $45, Marketplace leads run $1 to $150 depending on how long they have sat, and the Leads Up Club is $249.99 a month for unlimited shared claims. Across the industry, the lead price matters less than what you pay per signed contract. A cheap lead that goes to five investors can cost more per deal than an exclusive one. Model it with our ROI calculator.
Is there a contract, retainer or setup fee?
No contract, no retainer and no setup fee. You add funds to your account, buy or bid on leads, and pause any time. Pay-Per-Lead and Marketplace charges come out of your balance only when you receive a lead. The Leads Up Club is the only monthly plan, and it is month to month. Read the full terms in our Terms and Conditions and Lead Purchase Agreement.
How do I pay?
By card through the platform. Add a payment method in your dashboard, then add funds to your account balance. Funds are drawn down as you receive leads. You can turn on auto replenishment to refill your balance at a level you choose so bids keep running, and you can turn it off at any time. Payments are processed by Stripe.
Can I withdraw my account balance?
Your balance is there to buy leads, and funds you do not spend stay in your account for your next leads. Approved lead returns come back as account credit or a replacement lead, and under our Refund and Lead Replacement Policy cash refunds to your card are issued only at our discretion or where the law requires it. You stay in control of spend by setting caps and budgets and pausing whenever you want.
Is there a free trial?
No, but there is a free way to see the leads. Create a free account and look at the Marketplace. Those are real inbound leads, and you can buy one at a time as the price drops. Once a lead is yours you get everything: name, phone, email, address, reason, timeline, condition and listed status. That is a cheap, honest test of quality.
Can I pay only when I close a deal, or do a revenue share?
No. We pay for the ads before the lead exists, so leads are paid for when they are delivered. What we do instead is share the upside after the fact: get one of our Pay-Per-Lead or Marketplace leads under contract and we credit the lead price back, then close it and we credit it again. Here is how that compares with pay at closing leads.
Where do I log in, and is there an app?
Log in to the lead platform at leads.leadsupai.com. The platform used to run on an older address with “usejuiced” in it, so use the leads.leadsupai.com link for everything now. There is no separate app to install. The platform works in your phone’s browser, and you can save it to your home screen. A laptop is easiest for first time setup.
How do I get help with my account?
Use the support portal inside the platform, where you will also find the lead return form, contract and deal submission forms and setup videos. For billing questions, email leadsadmin@leadsupai.com or call (612) 662-5244. If you ever see a charge you do not recognize, contact us first. Our terms require using the dispute process before going to your bank, and we fix genuine billing mistakes.
7 questions

Returns, replacements and credits

What happens when a lead is genuinely bad.

What happens if I get a bad lead?
Return it. You have 7 calendar days from delivery to click Request Refund / Replacement on the lead in your dashboard and attach documentation. We verify it against public records, MLS data and our own database, usually within 5 business days. If approved, we credit your account for the lead price or send a replacement lead matching your bid. The exact rules are in our Refund and Lead Replacement Policy.
Which leads qualify for a return?
Six categories: the wrong lead type (property type, location or listing status that does not match your bid), a wholesaler instead of the owner, a duplicate of a lead we sent you in the past 365 days, someone who is not the property owner or lacks authority to sell, invalid contact information where both the phone and the email fail, and an Other category reviewed case by case with documentation. Each needs proof at submission. Full detail in the policy.
What does not qualify for a return?
Outcomes. A seller who does not answer, says they are not interested, changes their mind, wants too much or will not accept your offer is not a defective lead. Converting the lead is the buyer’s work. Requests after the 7 day window, requests without documentation, and Final Sale and Leads Up Club leads are also not eligible. Many sellers respond days or weeks later, so keep following up instead.
The seller will not answer. Can I return the lead?
No. No answer is not a defect, because plenty of sellers respond days or weeks after they submit. Keep working the lead by phone, text and email for at least a week. Our 7 day lead sequence lays out 17 calls, 6 emails and 8 texts. If the phone number is disconnected and the email hard bounces, that is invalid contact information, which is returnable with your call logs and the bounce.
What proof do I need for a return?
It depends on the reason. For a listed or wrong type property, a link to Zillow, the MLS or the county assessor showing its status on the delivery date. For a non-owner, title or assessor records. For a duplicate, the Lead ID. For invalid contact information, call logs with timestamps and a screenshot of the email bounce. Requests without documentation are closed and not reopened, so attach it the first time.
Is a return credited as cash?
Approved returns are remedied with a credit to your account balance for the price you paid, or a replacement lead matching your bid criteria and territory, at our option. Cash refunds to your original payment method are issued only at our discretion or where required by law. Credits work just like funds you added: they buy your next leads.
Can I appeal a denied return?
Yes. Email leadsadmin@leadsupai.com within 3 business days of the denial with the Lead ID, the category you cited, a short explanation and any new documentation you did not include the first time. Appeals without new information rarely change the outcome, and appeal decisions are final. The process is in section 5 of our Refund and Lead Replacement Policy.
4 questions

We pay you when you close

The closed deal payback, and why we do it.

What is the closed deal payback?
It is the thing no other lead company we know of does. Get one of our leads under contract and we credit the price of that lead back to your account. Close it and we credit it again. On a $175 lead that is $350 back: the lead paid for itself at contract, then paid you again at closing. It applies to Pay-Per-Lead and Marketplace leads.
Why would you pay investors back for closing deals?
Because knowing which leads actually turn into contracts and closings is the most valuable data we have. It trains our ad algorithm to buy better traffic, which sends you and every other buyer better sellers. Every other lead company gets paid whether you close or not. We would rather back the investors who close, and your closing data makes every lead we sell smarter.
How do I submit a contract or a closed deal?
Use the contract submission and deal submission forms in the support portal inside the platform. For the first credit, submit the signed purchase contract on one of our leads. For the second, submit proof the deal closed, such as the settlement statement or proof of your assignment payment. Credits go to your account balance as lead credit, not cash.
Which leads qualify for the payback?
Pay-Per-Lead leads and Marketplace leads qualify. Leads Up Club leads do not, because the Club is already priced as a flat monthly membership with unlimited shared claims. The credit equals the price you paid for that specific lead, once at contract and once at closing, so a Marketplace lead you bought cheap pays back what you actually paid.
4 questions

Markets and lead volume

Coverage, availability and how many leads to expect.

Do you have leads in my market?
We run campaigns in all 50 states and every county in the country, over 3,000 counties. Volume varies a lot by county, and we cap how many investors bid in each location, so availability changes. Tell us where you buy on the market check and we will show you what is open and which model fits. You can also see live demand data for a few markets on our motivated seller leads hub.
How many leads will I get per month?
Honestly, it depends on your counties, how many of them you bid on, your bid and your daily caps, so we never promise a number. Our agreement says plainly that we do not guarantee lead volume. What we can tell you is how to make it steadier: bid on several neighboring counties instead of one, set caps you can actually work, and add a statewide bid if you want more coverage.
How many counties should I start with?
Three to five counties is a better start than one, ideally with a decent combined population. One small county can go quiet for a week, which tells you nothing about lead quality. Put a daily cap on each county, often 1 to 3 leads a day, so you control spend and never get more leads than your team can call within minutes.
Why do rural areas and expensive metros get fewer leads?
Rural counties simply have fewer homeowners selling at any given time. Very expensive metros cost more to advertise in, and fewer owners there need a fast cash sale. If you buy in one of those markets, add the neighboring counties or a statewide bid so you are not depending on one thin territory for your entire pipeline.
8 questions

Delivery, CRM and follow up

How leads reach you and how to work them.

How are leads delivered?
Instantly, the moment the seller submits, by text, email and webhook into your CRM. You can use all three at once and send notifications to more than one person, like a partner or acquisitions rep. Every lead is also stored in the Leads tab of your dashboard, so nothing is lost if a text goes to spam.
Do I need a CRM?
No. The second a lead is yours we text and email you, and you can call from your own phone. Plenty of investors start with a spreadsheet. A CRM with automated follow up does help results, though, because investors who run one with more than one exit strategy are the ones who consistently report 5 to 10% close rates on inbound leads. Our FuzeAI CRM is one option.
Which CRMs do you integrate with?
We connect to Podio, InvestorFuse, FreedomSoft, REI Reply, GoHighLevel, Follow Up Boss and most other CRMs by webhook, or through Zapier when a CRM has no direct webhook. Setup videos are in the support portal, and our team walks you through the integration at no extra charge. Send a test lead before you turn bids on so you know fields map correctly.
What is FuzeAI CRM?
FuzeAI is our CRM. It answers, texts and follows up with your leads automatically, day or night, asks the right questions and books qualified sellers onto your calendar, with your inbox, pipeline and reports in one place. Most clients start with leads and add FuzeAI when they want follow up that never slips. You do not need it to buy leads.
How fast should I contact a new lead?
Within five minutes. The seller just asked for an offer and is still holding their phone. Call, text and email right away, and do not research the property before the first call. Get them talking first. One of our investors cut his response time from nine hours to 23 minutes and went from #10 to #3 in homes purchased in his market. That is the True Neighbor case study.
What is the five minute rule for leads?
It is the idea that a lead’s value drops fast after it arrives, so you should make contact within five minutes. For motivated sellers it is close to a law. The homeowner submitted a form asking for a cash offer, and their attention decays while they talk to whoever reaches them. Exclusive leads remove the race against other buyers of the same lead, but not the race against the seller’s own search.
How should I follow up with a lead that does not answer?
Keep going for at least seven days, by phone, text and email, multiple times a day. Most investors call twice and quit, and that is where deals die. Our 7 day lead sequence is 17 calls, 6 emails and 8 texts across seven days, then keep long term follow up running for months, because many deals come from follow up weeks after the lead arrived. Use our sales script when they pick up.
Do you offer coaching?
Yes. Coach Char Hiaring, who has wholesaled over $2 million a year for the past two years, runs weekly group coaching calls with our clients on follow up, the sales process and scaling. We are a lead company, not a paid coaching program, so it is an extra for buyers. Free resources, scripts and sequences are on our learn page.

Results and expectations

What a realistic outcome looks like.

What close rate should I expect from your leads?
We will not give you one number and pretend it applies to everyone. Investors running a CRM with automated follow up and more than one exit strategy consistently report 5 to 10% close rates on inbound leads. What separates them: they call within minutes, run a real follow up sequence, have more than one exit, and judge the source over 60 to 90 days, not five leads. See our case studies.
How many leads does it take to get a deal?
It varies by market and by how well you work the leads, so treat any single number with suspicion. Our case studies show the range: K&L Acquisitions signed 2 contracts from their first 12 leads, Ben turned his first 17 leads into one $20,000 contract, and Daniel turned 270 leads into 15 properties. Plan on a real sample of leads, not a handful, before you judge any source.
How long until my first contract?
Some of our investors have locked up contracts in their first week. K&L Acquisitions, who had never wholesaled, signed their first one in 3 days. Others take a couple of months to find their rhythm, and many deals come from follow up weeks after a lead arrives. Judge this over 60 to 90 days and a real batch of leads. Any source can send you five bad ones in a row.
Do you guarantee deals or a number of leads?
No, and you should be wary of anyone who does. Our agreement states that we do not guarantee lead volume, contract rates or return on investment. What we do give you is real inbound sellers, a written return policy for genuinely bad leads, and money back on your lead when you sign a contract and again when you close. Closing is your part.
Do you have results from real clients?
Yes, documented with permission. K&L Acquisitions signed 2 contracts from their first 12 leads. One investor turned $5,100 of leads into $98,020 in seven weeks. Daniel turned 270 leads into 15 cash-out refinanced properties. True Neighbor Home Buyers went from #10 to #3 in homes purchased in nine months at a 6.71X return. These are individual results, not typical ones. Read the case studies and reviews.
Are paid real estate investor leads worth it?
They are worth it when the math works on deals, not leads. Price each source by what a signed contract costs you, then compare that to your average profit per deal. Paid inbound leads usually win when you call fast and follow up for weeks, and lose when leads sit or get shared five ways. Our ROI calculator lets you plug in your own lead cost, contract rate and deal size before you spend a dollar.

Comparing lead sources

Us versus other companies and other ways to find sellers.

How is Leads Up AI different from other lead companies?
Most lead companies run one model, and every one of them gets paid whether your lead becomes a deal or not. We run real time bidding, a reverse auction marketplace and a shared membership under one account, so you can change how you buy without changing who you buy from. And we pay you back when you close: the lead price credited at contract and again at closing. Compare details on our lead provider comparisons.
How do you compare to iSpeedToLead, PropertyLeads and Real Estate Bees?
They run different business models. iSpeedToLead works as a marketplace, PropertyLeads as a bid and budget platform, and Real Estate Bees as a directory that lists vendors. We run bidding, a marketplace and a membership, then pay you back when you close. Our side by side pages source every competitor claim to their own public site and date it: vs iSpeedToLead, vs PropertyLeads and vs Real Estate Bees.
I already use another lead provider. Should I switch?
If something is working, keep it. Most serious investors run more than one source, and we are happy to be a second lever. Compare the sources on cost per signed contract over the same period, not price per lead. If ours wins, shift budget. If it does not, pause your bids. There is no contract either way. Start with a market check to see if your counties are open.
Why not just run my own Facebook or Google ads?
You can, and if yours are dialed in, keep them. The differences: running your own means building funnels, training ad accounts for months and paying for every bad lead yourself. With us there is no setup, our campaigns are already trained on our spend and the closing data our buyers send back, and genuinely bad leads can be returned. Many buyers run us alongside their own ads. Read PPC vs PPL.
Are inbound leads better than cold calling or direct mail?
Inbound leads cost more each, but the seller asked to be contacted, so far fewer of them are needed per contract. Cold calling and mail are cheap per record and expensive per deal, because you are interrupting people who never raised their hand. The right comparison is cost per deal, and we broke that down with real numbers in inbound vs cold call leads.
Do you offer real estate leads you pay for at closing?
No. Pay at closing programs usually take a cut of your profit or commission on every deal, for as long as the arrangement lasts. We charge per lead up front, then credit the lead price back when you sign a contract and again when you close. Run both models per closed deal, not per lead, before you decide. Full comparison: pay at closing vs pay per lead.
What should I ask any lead provider before I buy?
Three questions. How are the leads generated: inbound forms from sellers who asked for an offer, or cold lists? Are they shared or exclusive? And what is the return policy, in writing? Once a provider passes those, do not pick on price per lead. Ask for their lead to contract ratio, apply your own close rate and work out cost per closed deal. We wrote it up in 3 questions before you buy leads.

Compliance and legal

Consent, contact rules and your agreements.

Are your leads TCPA compliant?
Every lead is an opt-in form submission, and we document consent at the point of submission with third party verification tools such as TrustedForm or Jornaya. That said, compliance with the TCPA, Do Not Call lists and state texting laws depends on how you contact the lead. Under our Lead Purchase Agreement, you are responsible for scrubbing and for your own outreach. Talk to your own counsel about your process.
Can I resell or share leads I buy?
No. Leads are licensed to your organization for your own use. Our Lead Purchase Agreement prohibits reselling, rebroking or sharing a lead with any third party, apart from people inside your organization who need it to work the deal. You also may not contact any lead you have not bought, including leads you saw previewed on the board.
Can real estate agents buy your leads?
Yes, if you buy properties yourself or work with investor buyers. These are homeowners asking for a cash offer, not people asking to list with an agent, so they are a poor fit as listing leads. If an off-market lead’s owner happens to be a licensed agent but the property is not listed, it is still a valid lead under our policy.
