What Is Inside
This free land due diligence checklist helps you vet vacant land before you make or close an offer. It comes with a short seller call script and a fill in form sorted by who to call. It is for wholesalers and land investors who want to catch problems early.
The Land Seller Call Script lists eight questions to ask. Are there buildings or improvements? Is there road or easement access? Is there access to power, water, and sewer? What was the land used for? Are there HOA rules or limits? Is there flooding or standing water? Are there back taxes? Is the land flat or sloped?
The Land Due Diligence Form is a fill in spreadsheet organized by who you call. It captures property basics (parcel number, acres, deed and plat links, and estimated resale price), topography (wetlands, FEMA zone, slope, and access), building department questions (is it buildable, are mobile homes allowed, driveway, and permits), zoning (single family, lot splits, setbacks, RVs, and tiny homes), utilities, environmental health for septic and perc tests, well permits, the assessor for taxes, and HOA fees and rules.

Frequently Asked Questions
What should be on a land due diligence checklist?
Cover legal access, zoning, buildability, flood zone and wetlands, utilities, septic and well rules, back taxes, and any HOA limits. Also confirm the parcel number, size, and boundaries. Missing any one of these can make land hard to sell.
What is a perc test?
A perc test measures how fast water drains through the soil. Many counties require a passing perc test before they approve a septic system. If the land cannot pass, it may not be buildable without public sewer.
Who do I call for land due diligence?
Most answers come from the county: planning and zoning, the building department, environmental health, and the assessor. Utility companies can confirm service. The form in this kit is organized by each of these calls.
