What Is Inside
This free download is the utilities playbook used on wholetail real estate deals. It shows how to get power, water, and other services on so inspectors, contractors, appraisers, and buyers can see the home. It is for TCs and investors on any deal where the utilities need to be on before closing.
The folder holds one document right now: the Utilities Setup and Coordination Playbook. It is not a full wholetail strategy guide. It runs nine phases. First, check who owns the property (the seller or your company), review the title commitment to find the providers, and build a utility profile covering electric, water, sewer, gas, trash, HOA, internet, solar, well, and septic. Then call the seller for account details, request temporary service before closing with an approved script, and move service into company ownership after closing.
It also covers what to do when a utility says no: ask for a supervisor and request an exception. Every rep and policy gets saved to a utility database, and a final check confirms service is on. Two rules sit at the core: never assume the utilities are on, and never schedule an inspection until utility status is confirmed.

Frequently Asked Questions
What is wholetail real estate?
Wholetail is a mix of wholesaling and retail. The investor buys a home, does light work like cleaning and small fixes, and sells it, often on the MLS, without a full rehab. It usually earns more than a wholesale assignment with less work than a flip.
Why do utilities matter on a wholetail deal?
Inspectors, appraisers, contractors, and buyers need power and water to check the home. If the utilities are off, visits get cancelled and closings slip. This playbook makes utility status a required check before any inspection is booked.
Can I turn on utilities before I own the property?
Sometimes. Many providers will only work with the account holder, so you often need the seller's help to request temporary service. Rules differ by provider, which is why this playbook includes a script and steps for when the answer is no.
