Ohio forecloses mostly through the court (judicial) process. Nolo reports the borrower can redeem up until the court confirms the sale. For investors, the longer court timeline means pre-foreclosure owners often have more time to sell, so these leads stay workable longer.

Transfer tax on a sale

No state-collected transfer tax; state law sets a mandatory county conveyance fee of 1 mill ($1 per $1,000 of value) and counties may add up to 3 mills more, and the Department of Taxation says the fee is paid by sellers.

Who handles the closing

An attorney is not legally required to close a home sale in Ohio. Lay title agents are common, though many are connected to law firms.

Seller disclosure when you resell

Mandatory by statute: Ohio Revised Code 5302.30 requires sellers of one to four unit homes to complete a Residential Property Disclosure Form listing known problems, with some exemptions. Plan for it when you resell a property you bought as-is.
